Summer`s here and the property market is still busy...

The school holidays have just started and the UK has just experienced the hottest day ever. Any glance at the news would probably worry most people; ongoing crises around the world, increasing cost of energy and food, mortgage rates going up to name a few.

And what is happening in the local property market? - well normally the start of the children's school holidays signals a slowing down in the market as buyers and sellers are preoccupied with looking after the family and going on holiday - possibly even abroad now if the airports can handle it!

But despite this, the market in and around Marlborough remains extremely busy. Demand continues to outstrip supply and properties of all types attract immediate interest as soon as we send the details to the mailing list - which in itself remains packed with proceedable buyers keen to secure their next home.

At present we see this demand continuing and still have properties coming to the market for marketing immediately, with three properties launched this week so far all attracting viewings within 24 hours of advertising.

The majority of buyers and sellers we are dealing with are moving for very definite reasons, whether it is downsizing or upsizing, relocating to be closer to family or schools etc. Those buyers requiring mortgages are keen to secure a property quickly to lock in their interest rate before borrowing costs may go higher.

Houses in Marlborough within walking distance of the town and with parking remain particularly sought after, but also houses of all ages in villages with facilities, houses needing work and building plots.

In the longer term do we see this demand carrying on? The short answer is yes - Marlborough and the surrounding villages still offer relative good value for money and easy access to London or other major towns and cities for occasional working from the office if needed - properties reasonably close to Great Bedwyn and Pewsey still command higher prices for this extra accessibility.
