This was the day the nation`s electorate voted for the UK to leave the EU.&lt;br /&gt;&lt;br /&gt;Inevitably, this caused concern, confusion (and hope) in some quarters, not only within the housing market, but throughout all business in the UK.&lt;br /&gt;&lt;br /&gt;At Brearley &amp; Rich, the days, weeks and months that followed produced nothing particularly earth-shattering in terms of any post-vote fall out. In relative terms it was a very soft landing. Enquiries, viewings and sales were steady. The aftermath of the referendum was nothing compared to the tail end of 2007. The banking crisis of 2007/2008 and the subsequent tightening of lending criteria by banks and building societies subdued and re shaped the housing market, although in the last two or three years we have felt a loosening grip and a more fluid mortgage market returning.&lt;br /&gt;&lt;br /&gt;Fast forward fifteen months or so and where are we now? In our opinion, the market is slightly less bullish than it was at the beginning of this year and activity has slowed. There are markedly fewer properties coming to market and also fewer buyers registering than earlier in the year. Property in this affluent area of the M4 corridor is clearly very expensive. Prices have risen considerably above the heights of 2007/2008, but salaries in general do not appear to have kept close to this pace. House buying affordability is a long-standing, generational and nationwide problem. First-time buyers in particular are a rare find. Downsizing has also become a common theme for the last few years: not simply among the retirement sector as one might reasonably expect but rather from anyone who wishes to free up equity in their existing home. Otherwise, activity is mainly from those with sufficiently large enough amounts of equity in their existing property to enable them to move up the property ladder.&lt;br /&gt;Rumours that the the Bank of England will soon vote for a gradual rise in the base rate from 0.25%-0.5% have been widely reported recently, as has the news that major lenders have been putting up their fixed rate mortgages.&lt;br /&gt;&lt;br /&gt;Is it a good time to buy? I`m afraid we can`t sensibly answer that question, not least as the question comes with so many variables that are unique to each buyer. Why would they when the cost of moving is high and the experience itself can be stressful. Unless there is a genuine reason to move – such as a job offer, to release equity or simply bursting at the seams – the spiralling cost of moving home means that taking the plunge and actually doing it takes a bit of thinking about.&lt;br /&gt;&lt;br /&gt;Let`s take the latter reason for a possible move. Your house is full to the rafters and you desperately need more space. However, there is a very understandable and basic emotion gnawing away at you. You love where you live. You love the house, the neighbourhood, in fact everything – it`s why you bought the house in the first place.&lt;br /&gt;&lt;br /&gt;So instead of moving, you decide to stay where you are and plan to make your current proeprty bigger by going in to the roof space, or building a ground floor single-storey, or a bigger two-storey extension. Where to start?&lt;br /&gt;&lt;br /&gt;A loft conversion, providing it`s not going to create too pinched a room and does not leave the house ‘top heavy`, is sometimes a great option. Extending outward is rather different. Among all the design-led decisions, you might want to consider one other thing: much as you like the house, even after extending it are you planning to live there for ever? If you aren`t, extending the house to suit your current needs may look like a good idea now but might not prove to be so smart when you come to sell.&lt;br /&gt;&lt;br /&gt;One of the most important aspects of extending is whether or not the addition will enhance and balance, rather than over-develop, the site as a whole. Several times we have seen houses that were originally perfectly proportionate to the plot on which they were built but which have since expanded, spoiling the look as well as taking up too much surrounding space.&lt;br /&gt;&lt;br /&gt;Extending is a fine idea to explore and to cost, but it is not a one-size-fits-all solution. The days are long, the gardens are parched and scorched to the point of dust and you can actually plan outdoor activities with some degree of certainty and not be glued to the Met Office website. But what about the housing market in this area at present? Well, it is fair to say that the World Cup year, the very hot weather and the school holidays have combined to slow the market for a few weeks. The question now is how the autumn housing market is likely to shape up.&lt;br /&gt;&lt;br /&gt;With another small increase in the Bank of England base rate (now 0.75%), confidence is perhaps not as high as it has been. Couple this with the continued fog that hangs over Brexit negotiations then it is understandable that the current pool of buyers is considerably smaller compared to previous years.&lt;br /&gt;&lt;br /&gt;I use the analogy that we are rather like sheep in this country; if one person sucks air in through their teeth and says `I`m not moving for now` then more often than not we prefer to take their lead and stay put, waiting for something to happen that means it`s now ‘safe` to move. Is there really ever a good time to buy and sell?&lt;br /&gt;&lt;br /&gt;With the present market as it is, as agents we also find ourselves advising sellers to be bold and to market their property first and try and secure a buyer and then look for a property second. The other way round can cause stress, frustration and heartache, particularly when they have spent so much time and energy finding a property, all the time thinking they can sell their own house at the click of their fingers. If only it were that easy.&lt;br /&gt;&lt;br /&gt;One upside to the current market – of which there are several – is that the sellers that are on the market at present are serious. There is no messing about in this market; it is too expensive to move just for the fun of it. Most sellers are keen to negotiate and are willing to do a deal and this has to be good news. OK, so none of us no what`s round the corner – as John Lennon famously said, `Life is what happens when you are busy making other plans,` – but if you are planning to put down roots for say a 5-10 + year period, the market is generally pretty much cyclical and prices tend to go up and not down. Do you want to wait for the gap to grow? If you were selling and downsizing then, yes, but if you`re hoping to go up the ladder I would suggest no and therefore perhaps there have been worse times to consider buying.&lt;br /&gt;&lt;br /&gt;Our advice is to plan ahead and do all boring, but ultimately necessary financial and budgeting leg-work now. However, stock levels are still low in most areas (particularly the range of £300,000-£600,000) and the number of viewings is also still at a low level. The Internet, which can showcase a property with every possible stat, angle and view, also has its drawbacks and can have the opposite effect by having too much information on offer, which can then deter viewings.&lt;br /&gt;&lt;br /&gt;In the estate agency industry, it is a recognised statistic that one in three agreed sales fall by the wayside for one reason or another. However, I think it might now be closer to one in five, which may also be an indication of how seriously buyers take buying a home. They are more considered and in my opinion are far more likely to buy with their heads than their hearts these days, not least as the cost of a physical move is a huge consideration.&lt;br /&gt;&lt;br /&gt;Like many others I have tried really hard to ignore the extraordinary Westminster bubble and instead have concentrated on the wonderful summer of sport that we have enjoyed. Unfortunately though, with the plethora of media outlets (good and bad) and the 24/7 coverage that is the modern world, it simply can`t be ignored. When the date for Brexit was pushed back to October 31, this curiously prompted a more upbeat mood within the market; a sense that buyers and sellers alike were collectively throwing up their hands and sighing as if to say `we`re fed up with this and we want to get on with our plans to move`. In fact, the pace has quickened as buyers feverishly mop up the little sales stock available: Typical Time on Market for unsold property in England and Wales has fallen further to a mere 73 days (the lowest July figure since 2007).&lt;br /&gt;&lt;br /&gt;• Asking prices across England and Wales continue to rise overall as demand continues to overwhelm supply, adding another 0.6% since last month, although the annualised average has slipped to 8.0%.&lt;br /&gt;&lt;br /&gt;• Monthly supply remains vastly below normal expectations in all regions (-32% compared to &lt;br /&gt;June 2019). Here we would like to give some guidance on the likely timescales involved in your move.&lt;br /&gt;&lt;br /&gt;How long will it take? This is a question we are often asked - how long will it take to sell? How long is the conveyancing process? When can we expect to be moving? Sometimes we don`t have a crystal ball, but we can give you an idea;&lt;br /&gt;&lt;br /&gt;1. How long will my property take to sell? This is probably the biggest question of them all and the answer is that it depends. As a rule of thumb, and in a "normal" market, if a property is on the market for more than 6-8 weeks, there is probably something wrong - this could be the marketing, the photos, the agent, or the price, or a whole number of other things - its our job to find out what. However, this average time can be shorter or longer depending on the market available for that property and the buyers in the market place at the time - sometimes it is a case of waiting for the right buyer to come along and making sure that we don`t miss them.&lt;br /&gt;&lt;br /&gt;2. Great - you`ve agreed a sale! now how long? Well if there is a complete chain (everyone connected with your sale has a buyer if they need one and everyone has found somewhere to go to), then it depends on everyone acting as quickly as possible - generally this means surveys and valuations are arranged in good time and that searches are applied for as soon as possible. Local searches, required by solicitors and mortgage lenders, have been taking over 8 weeks in Wiltshire, luckily this time seems to be reducing and some buyers and lenders have also been accepting search indemnity insurance in order to reduce conveyancing times.&lt;br /&gt;&lt;br /&gt;3. Nearly there - we`re ready to exchange - when can we complete? Exchange of contracts will only happen when every solicitor in the chain is happy that you can go ahead. Now immediately before exchange a completion day can be set and this date is written in to the contract - this date depends on all parties in the chain being happy with a date proposed and being able to secure removals to physically do the move on the day. The completion day can be the same day as exchange of contracts (rare and normally where there is no chain and the property is empty). It can also be any day after exchange - typically though there is a week or more between the two events, to make sure that money can be available on the day and that people have time to pack.&lt;br /&gt;&lt;br /&gt;4. Completion day! When can we get in? On completion day we receive a call from the sellers solicitor to say that the purchase money has been received and we can release the keys to the new owner. Before we do this, we will often call the seller, to make sure that they have completed the removal of their possessions and the new buyers can move in. Meter readings are taken and all the keys are handed over or left at the property. I have had calls from solicitors on completion day soon after 9am to advise we can release the keys, but also on one memorable occassion I can remember having a sale at the top of a long chain and money down the chain being lost in the ether, meaning our sale only had key release at about 5.30 one dark winters evening - luckily this was once in twenty years. A typical completion time is soon after midday and to help everyone along the way we aim to meet the buyer at their new property.&lt;br /&gt;&lt;br /&gt;We hope that this guide is of help. The wide High Street - filled with a range of independent and national shops - its the image that is most well known and many peoples first thoughts of the town. &lt;br /&gt;2. The town lies within the Wessex Downs Area of Outstanding Natural Beauty - the countryside around the town is quite glorious whatever the weather and whether on foot/bike or car/horse! Add to this the ancient and historic landscape of Savernake Forest, Silbury Hill and Avebury and we are spoilt for opportunities to explore.&lt;br /&gt;3. Excellent communication routes - the town lies on the A4 travelling East/West and on the A346 North South, linking up with the M4 and A303. Parking; At first sight, some may think that there are few car parks in Marlborough, but in addition to the High Street and George Lane, The Parade, Hilliers Yard and Hyde Lane all offer further parking, with free on street parking also available in several locations.&lt;br /&gt;3. The Parade Cinema - mentioned already in our news section - a real gem in the town, and a place for a coffee/cake too, or try Krumbz just down the road for a seat by the river.&lt;br /&gt;4. The River Kennet running through the town - glimpses of the river can be seen throughout the town, but the Stonebridge Nature reserve and Coopers Meadow provide wildlife havens.&lt;br /&gt;5. The alleyways and lanes off the High Street. There are many ancient lanes leading off the High Street, many of them give access to some fascinating houses which are therefore within a stones throw of the local shops - Ironmonger Lane, Alma Place, Figgins Lane and Angel Yard are a few to explore. There are plenty of other footpaths in the town too - many of which give a quiet traffic free route into town.&lt;br /&gt;6. St Peters Church - there are churches at either end of the High Street. Any glance at the news would probably worry most people; ongoing crises around the world, increasing cost of energy and food, mortgage rates going up to name a few.&lt;br /&gt;&lt;br /&gt;And what is happening in the local property market? - well normally the start of the children`s school holidays signals a slowing down in the market as buyers and sellers are preoccupied with looking after the family and going on holiday - possibly even abroad now if the airports can handle it!&lt;br /&gt;&lt;br /&gt;But despite this, the market in and around Marlborough remains extremely busy. Demand continues to outstrip supply and properties of all types attract immediate interest as soon as we send the details to the mailing list - which in itself remains packed with proceedable buyers keen to secure their next home.&lt;br /&gt;&lt;br /&gt;At present we see this demand continuing and still have properties coming to the market for marketing immediately, with three properties launched this week so far all attracting viewings within 24 hours of advertising.&lt;br /&gt;&lt;br /&gt;The majority of buyers and sellers we are dealing with are moving for very definite reasons, whether it is downsizing or upsizing, relocating to be closer to family or schools etc. Those buyers requiring mortgages are keen to secure a property quickly to lock in their interest rate before borrowing costs may go higher.&lt;br /&gt;&lt;br /&gt;Houses in Marlborough within walking distance of the town and with parking remain particularly sought after, but also houses of all ages in villages with facilities, houses needing work and building plots.&lt;br /&gt;&lt;br /&gt;In the longer term do we see this demand carrying on? I think it would be fair to say that the the market has been delayed by a couple of weeks and that national news has made the autumn market quieter than it has been for the last couple of years - rather than an avalanche of viewings for new houses we are more often now booking a steady stream. New houses coming on the market are still attracting quick interest from keen buyers - 1 Hughes Close, pictured below, is one of those examples, a modern detached house in a great position and needing updating it was brought to the market last week and snapped up by a chain free buyer keen to stop other buyers viewing.&lt;br /&gt;&lt;br /&gt;We are however seeing houses that have been on the market for a while reducing in price to try and reach a new audience and often a re-launch with new descriptions and photos can generate that little bit of extra interest to turn the marketing around. Even a minor tweak of a price or a differently angled seasonal photo can encourage that one viewing. Sometimes however, with a unique house it can just be a case of reaching out to all the buyers and just finding the right one.&lt;br /&gt;&lt;br /&gt;Is activity dropping off? In Marlborough we have seen a small spike in responses to our online marketing and in person viewings as we have launched new properties in September and October, however it is fair to say that viewers are more discerning and we would suggest that having experienced a very busy market over the last two years, we are perhaps returning to a more "normal" market.&lt;br /&gt;&lt;br /&gt;Will prices drop around Marlborough? We are seeing some houses come on to the market that were bought at the height of the pandemic when there were multiple bidders for some properties and although it depends on the house, the location, and the price paid, some of these buyers may have paid over the asking or true price of some of these properties. So if these are coming on to the market again now, the sale price today may be very similar to what was paid a year ago.&lt;br /&gt;&lt;br /&gt;However, the above certainly doesn`t mean that prices are dropping. For anyone that bought three years ago or more, if they are coming to the market now their sale price will almost certainly be considerably more than their purchase price.&lt;br /&gt;&lt;br /&gt;As always I feel that we are lucky in Marlborough to have many reasons to move to the area. We are on the edge of most peoples potential commutes, with travel in to London 2/3 days a week or more easily achievable. Couple this with easy access to major motorways, a number of airports, the coast, excellent countryside and local amenities and I think Marlborough and the surrounding villages have come in to their own in the last couple of years and I can see this continuing indefinitely. Many of these bids are from mortgage free buyers which have always made up quite a proportion of the market around Marlborough as it has always been a popular destination for those retiring and down sizing in addition to the younger or family buyer. The proportion of mortgage free buyers does seem to be increasing though as those buyers with mortgages either tighten their budgets or are staying where they are.&lt;br /&gt;&lt;br /&gt;We have also recently seen more sales enquiries from landlords considering selling their investment properties and these range from smaller town centre cottages to larger 4 and 5 bed houses both in town and in the villages. Some of these sellers were the accidental landlords, while some are consolidating portfolios, while for some a change in circumstances is sometimes given as the reason. An increase in the number of previously let properties coming on to the sales market is making the rental market even fiercer than it has been in recent years as the supply of rental property is not meeting demand.&lt;br /&gt;&lt;br /&gt;However, while some landlords may be considering selling, the fact is that there are still not enough houses either in the town or in the surrounding villages to satisfy buyers demand and this is keeping the market around Marlborough quite buoyant. Even in August which is traditionally quiet as people are on holiday or looking after children or grandchildren we are "busier than we would expect" at this time of year. There are exceptions and there are houses both on the market with us and other agents that are reasonably priced and yet because some of them have been on the market a while, buyers tend to pass over them preferring to view a property that is new to the market. If you are considering a purchase in the area I would always recommend talking to the estate agent in the town about their existing properties - it may well be that your next home is already available and it may just be worth a viewing.&lt;br /&gt;&lt;br /&gt;It will be very interesting to see what the autumn market brings for the houses we are marketing and those that we are already preparing details for. You may decide based on their past track record or how many for sale boards (or more importantly - sold boards!) you see around your property belonging to each agent. You may choose based on personal recommendation or the company`s website or simply first impressions when you first speak to someone.&lt;br /&gt;&lt;br /&gt;Whatever your reasons for inviting an estate agent to visit you, some of these points may be important in choosing who to represent you;&lt;br /&gt;&lt;br /&gt;1. How long has your estate agent been working in the area? By this we don`t mean how long has the company been around. After a wet start to 2026 the rain has stopped for now and at last we are able to get some great photos of the properties we have coming up for sale.&lt;br /&gt;&lt;br /&gt;So far this year the activity in the property market seems to have been quite mixed, with some properties selling quickly and others, for no obvious reason, being slower to attract interest. We have also seen properties suddenly attracting more than one potential buyer and it is the number of buyers in the market that is most important at the moment - what we have seen so far in 2026 is that there are fewer buyers so far this year, but the people that are viewing houses are keen to find something.
