Spring is coming - and we are seeing signs of the traditional spring market coming.

While the weather is not yet particularly spring like, we are pleased to report that in the last few weeks we have seen an increasing number of enquiries for us to provide market appraisals in Marlborough, Pewsey and Hungerford and several of the surrounding villages. The majority of these are people who are actively thinking of coming to the market this year, whether they are upsizing, downsizing or moving to a new area. With asking prices in our area up to 10% higher than this time last year, it may be a good time to make the move - particularly if you are thinking of downsizing. According to home.co.uk's latest research figures released yesterday, the average time for a property to be on the market has now dropped to 87 days (median), 24 days less than in February 2021.

With a "hot" list of over 200 buyers at present we are suggesting to those who are selling to come to the market sooner rather than later as we can arrange some early viewings from some of these buyers. Likewise we would also suggest coming to the open market to reach the widest possible audience - while we have some excellent buyers registered, a new exciting property always attracts more people.

Particularly sought after property types at the moment include:
£300,000 to £450,000 - cottage/period lock up and leave.
£500,000 to £750,000 - detached houses in Marlborough offering parking and access to local schools.
£1m plus - rural with no near neighbours.
and of course as always - projects and plots at all price ranges!

While a great part of our role is assisting those who already live here to move on to the next chapter of their lives, we are also still seeing a high number of people moving west down the M4/A303. The benefit of working from home, great communication routes when needed and excellent countryside on the doorstep will always be a draw.
