So, what's been going on in the local property market this year?
Well, Marlborough remains a popular location for people to move to. The area offers great countryside, excellent schools and local facilities and easy access to major towns, cities and commuter routes. Combine these factors with some more affordable housing than in many areas around us (Oxford, Reading and Bath for example) and there is even greater reason to move to the area.
The local market this year has been a little hesitant with global and national events affecting peoples decisions to make a move there have been fewer buyers registering on our mailing lists. However, the buyers that have registered have been motivated by a need to move and often with a set timescale in mind. Buyers in chain free positions have been able to secure well priced property, but there have also been several sales that have attracted bids from several interested buyers pushing sale prices up. Sometimes this has surprised us, with some properties struggling to attract viewings and others securing six or seven viewings in the first week of advertising. While property prices are a consideration it has been shown that this year it is more about the numbers of buyers that are in the market place for particular property types. This year location has been more important than ever, with good schools and villages with facilities being high on buyers shopping lists and if a property ticks these boxes and has views or is on the edge of a popular village then it has been even more successful in attracting buyers.
As we go into Autumn this trend will almost certainly continue with houses ticking all the boxes being very popular, and those not quite offering everything a buyer wants may just have to wait until the right buyer can be found, although as we have seen this year this could still be in the first week of marketing or it could be after several weeks. The key is not to miss them and often this year we have arranged sales to buyers that viewed weeks previously but have been trying to find buyers for their properties in the meantime. As always, every marketing tool is required and we continue to try and help sellers and buyers alike in finding the right buyers and the right property with hopefully helpful and practical advice at every step of the way.
