Choosing your estate agent - all part of the service...

There are many differences between estate agents and there are many ways to choose between them when you are thinking about selling your home. You may decide based on their past track record or how many for sale boards (or more importantly - sold boards!) you see around your property belonging to each agent. You may choose based on personal recommendation or the company's website or simply first impressions when you first speak to someone.

Whatever your reasons for inviting an estate agent to visit you, some of these points may be important in choosing who to represent you;

1. How long has your estate agent been working in the area? By this we don't mean how long has the company been around. Instead we mean how long has the actual person who will be looking after your property been doing the job. All of us are getting older and in our office we have all been local agents for over 20 years. We know the area well and we have seen all sorts of circumstances in selling all types of properties. In the current market having an experienced agent on your side has never been more important.

2. Who will be doing the viewings at your house? We are very proud that we do viewings ourselves. We do not employ viewing assistants and each of us will know your property from first hand and be motivated to show it off properly. We will also know the viewers circumstances and be able to help them in their decision - hopefully to see why your house would work for them.

3. Once a sale is agreed the most important part of the process begins - the conveyancing. We will be there right up to and sometimes beyond completion day to make sure that surveys and valuations take place, answer questions and make the process as smooth as possible - some estate agents out source their sales progression to a company that will not know your property or circumstances. We choose to keep it personal throughout our service.

4. Opening times and local offices. Does your potential estate agent have a local office where you can go and see them? Or even where buyers can visit to pick up brochures or see your house advertised in a shop window? Does your estate agent open on a Saturday even? These are all simple questions and we can proudly answer yes to all of them.

Estate agency has changed over the time we have all been in the profession but the main points remain - it is a people business, we are here to help and we keep it personal.
