Market update April 2021

Date Published 20 April 2021

We reported in our February news item that the market "around Marlborough continues at pace". That pace continues and if anything the market has got busier! The extension of the stamp duty holiday to the end of June, with a step down in duty then available to the end of September has renewed peoples efforts to find a property and to beat these deadlines.

While the vaccine rollout is providing a light at the end of the tunnel and the easing of lockdown restrictions is allowing more people out and about, we are still restricting viewings to proceedable buyers and ensuring safe procedures are followed.

Our mailing list of buyers is bigger than ever and they are adapting to the possibility of continuing to work from home and widening their search areas, with some buyers now looking throughout southern England, or within an hour and a half of their normal place of work to give two examples.

We are also seeing a large number of people registering not just to view properties we have but also registering via our website or the portals to make sure that we contact them first as soon as we have a new property - such is the demand for properties at the moment - something that we have not seen so much of since the days of the boom going through 2007.

Pictured is the sitting room and view from Chalkrise on the outskirts of Lambourn - one of several properties we have agreed sales on having taken over after other agents have not managed to find a buyer.

As always if you are thinking of a sale, we would be delighted to discuss our service with you.
