Choosing an agent? Why the agent should conduct the viewing.

Here is a by no means exhaustive list of the reasons why your chosen agent should conduct the first viewing.

1) That`s what we`re paid to do.

2) Owners that do the viewings can be entirely forgiven for thinking they have `sold` their house after almost every viewing.Think about the awful meal in the restaurant. The waiter/waitress appears to ask how your meal is and you reply how "delicious it is". We`ve all been there...

3) The agent should recognise a buying signal when they hear it. E.g. When a viewer says "we really do like it, but"....

What the viewer could be mean is "actually we really do like it, but not at this price, or with the layout as it is, structural issue etc".

4) We obtain further important information about the buyer and their needs and can also qualify their ability to proceed, finances, etc.

5) We can give the honest feedback to the owners in real time, straight after the viewing and without them being on tenterhooks waiting for it.

6) Sometimes the viewer wants to offer there and then, which means possibly agreeing a quick sale and the viewer is not then lost to another property.

7) Security and peace of mind, particularly if the owner is on their is on their own, but wants to do the viewing themselves - the agent should still be in attendance. 99% of the time we deal with genuine people and there will never be a problem on a viewing.

The second viewing is different and having the owner around to answer questions is sometimes necessary and helps a buyer understand what living in the house and area is like.
